WHAT IS THE COLINA DO SOL NATURIST CENTER
The Colina do Sol Naturist Center is the realization of a big dream that has followed the hearts of the ones who look for a bit more peace and freedom, without leaving the friendship and sociability of friends and with all the comfort that technology can offer.
It is a small naturist village where you can have a simple but nice life, within paradisiacal environment with a viable cost for everyone.
THE PROJECT’S DEVELOPMENT
The experience of the idealists of the project, accumulated through the years in Praia do Pinho, Pedras Altas, and in other clubs and associations in Brazil , Europe and USA , synthesized a summary of rules and relationship systems that help the sociability between people and the cooperation between the different interests inside the village.
After eight years of studying, creating, building and testing different models of urbanization in naturist areas, it was concluded a solid structure model with juridical, commercial and social creative solutions. From there on, the managers of project made a long research, that lasted two years, searching for an appropriate area to execute the project of Naturist Occupation.
GEO/TOPOGRAPHIC CHARACTERISTICS
In an area of 600.000 sq. meters, on the top of a plateau, equidistant from the principal urban centers of Rio Grande do Sul and only 50 km from the capital, the “Colina do Sol” offers total privacy to its users, because 60 thousand trees surround the social area, like a very big green fence.
In some privileged points, it’s possible to appreciate the sunrise and sunset in a scenic view of more than 50 km, because the “Colina” (hill), like its gently called by the users, is located on the highest peak of the region. At the same time, at an altitude of 200 meters above sea level, the weather is pleasant during the winter, because it is higher than the frosts and fogs of the lower regions and lower than the cold air of the mountains.
THE PROJECT`S STRUCTURE
The Colina do Sol Naturist Center has four different areas: a Social Area, the Residential Areas, the Commercial Areas and the Industrial District. What gives these areas varied characteristics in their infrastructure and operation, is that they are all ruled by “The Colina do Sol Naturist Club” regulations, in the aspect of the people’s behavior that enjoy it.
Social Area: The Social Area is located in the center of the resort, with about 100 thousand sq. meters and the leisure structure of the Naturist Center is inside this area. Two lakes was built, one of those is specifically designed for boat riding and fishing. The other, much larger, with nearly 400 meters of sandy beaches, for swimming. Several olimpic and irregular swimming pools are projected or already in use; tennis courts, soccer fields, volleyball squares, a covered gym, cricket fields and hiking trails, among other options, are part of the leisure-time attractions of the Social Area.
Residential Area: The Residential Area is within the perimeter reserved for the residences and weekend homes of the members. The cottages are displayed in irregular form, maintaining a distance of about 25 meters. Being refuge and resting areas for its users, the rules related to silence are specially controlled. There is a special restricted area within the Residential Area for pets’ owners.
Commercial Area: The Commercial Areas are places reserved for commercial buildings, such as shops, snack bars, groceries, bookstores, etc.. The Commercial Areas are located in places where there is more movement of people. The rules of silence also apply to this area where it is adjacent to the Residential Areas or dormitories, such as Camping or lodging-houses.
WHAT IS THE “COLINA DO SOL NATURIST CLUB”?
The CNCS (The Colina do Sol Naturist Club) was created for the better development of the activities and to solidify the participation of the naturists in the process of conducting their ideals of the Naturist Movement.
Almost the total area of the “Colina do Sol Naturist Center ” belongs to the CNCS. In it, the club offers to its members, guests and visitors a varied infrastructure of leisure activities. On weekends and during holidays when more people frequent the Club, sports and cultural activities are promoted.
The CNCS is the administrator and collector of the funds provided by Entrance Fees, Entrance Jewels, Priority Membership Titles and monthly dues. The club is also responsible for the managing and charging fees for the residential and commercial concessions. Also being responsible in controlling the entrance of people into the Naturist Center , and implementation of the rules of conduct as stipulated by the FBN - Brazilian Federation of Naturism, by the General Assembly of the CNCS and by the Deliberative Council.
The CNCS has the following social (membership) categories:
Contributing Member: By paying an initial Jewel Entrance and contributing monthly to the maintenance of the club, the Contributing Members, and their dependents, approved by the Deliberative Council after an investigation of their antecedence in other naturist areas and the limits for unaccompanied men, can then use all the social and public facilities of the “Colina do Sol Naturist Center”, without the payment of the entrance fees.
The statements of the installment payments for Entrance Jewels and the monthly dues are sent by mail, to be paid in the bank agencies. Any changes in the address must be communicated to the club’s office, because the member is obligated to pay, even if there is a mislaying of the bank’s statements.
Priority Members: Every Contributing Member can become a Priority Member if he acquires the respective Title of Priority Member. This Title, different from the Entrance Jewel, may be transferred to another Contributing Member. Besides having special discounts due to its social category, the Priority Members have the right to, upon availability, obtain Residential Concessions in the “Colina do Sol Naturist Center ”.
Patrimonial Members: Independently of being a previous Contributing or Priority Member, every interested naturist, approved by the Deliberative Council, can obtain a Title of Patrimonial Member. This title, total of 200, besides giving its owner all the rights related to other social categories, allows the owner to participate at the General Assemblies of the CNCS, vote and be voted in as a member of the Deliberative Council, having one vote per title owned.
The CNCS is managed by the Deliberative Council, composed of seven permanent members, three substitutes, elected among the Patrimonial and Priority Members, with a two year mandate.
WHO MAY JOIN THE COLINA DO SOL NATURIST CENTER ” ?
In principle, the “Colina do Sol Naturist Center ” and the “Colina do Sol Naturist Club”, may be used by any person who fulfills the following requirements:
Members: The CNCS members, of any given category, have free access to all the social dependencies of the club, and all other public areas of the Naturist Center, at all times, every day of the year, without charge if all the dues are paid up to date – exception to some special activities with a special fee.
Guests: The CNCS members may be accompanied by as many guests as they desire, if exceeding the limit of 30 guests during the year, must pay the normal entrance fees of the Naturist Center . Members with permanent residence at the “Colina” have this limit extended to 60 guests. Whenever the member brings a guest, he must be brought to the Main Entrance, in order to be properly identified, and the member is responsible for their conduct and expenses. Employees of the Members, when authorized by the Deliberate Council and respectively identified, are exempt from the entrance fee.
Visitors: On days that the attendance is not in excess of the established number by the “Colina do Sol Naturist Center ”, the entrance of visitors may be permitted. Those with reservations at the hotel have preference; next are those with reservations at the camping grounds; and then, those with reservations for the rented cabins. Finally, if there still are vacancies, permission may be given to visitors in general. Visitors may only enter through the Main Entrance after filling out entrance forms, receiving the necessary entrance authorization and the payment of the respective fee.
Others: Generally, employees who are not members or guests of members may only use those areas relevant to their work. Suppliers, correctly authorized, may only circulate specially authorized routes. In both cases, the responsibility for their conduct and eventual damages caused belongs to the club, the employer or the respective supplier.
Entrance fees are charged for visitors and guests of members who have already exceeded their annual limit of guests. The value of the entrance fee is charged per day of permanence at the “Colina”, independent of other costs with lodging and food. Those that arrive at the “Colina” after 10 p.m. , or leave before 10 a.m. , are free of the daily fees.
After registration, all visitors and guests will receive a leaflet with the internal regulations of conduct in order to assure the tranquility and the well being of all.
HOW MAY YOU AQUIRE A COTTAGE AT “THE COLINA”?
In order to acquire a cottage at the “Colina do Sol”, you must initially become a member in the Priority or Patrimonial category of the “Colina do Sol Naturist Club”, by acquiring the respective title.
The “Colina do Sol” being a naturist area, with rigid ethical control, exercised by the CNCS, does not permit the dismemberment of the land in varied property titles. Therefore, those interested in having a cottage or business at the “Colina” acquire a LIFELONG CONCESSION USE, which in practice, confers to their owners almost all their rights of property, since their entailment is preserved with the “Colina do Sol Naturist Club”, through payment of social contributions giving attention to the regulations of conduct stipulated by the club.
The RESIDENCIAL OR COMMERCIAL OWNER, may rent or sell his concession or even transfer it to his heirs, if the same are naturists and are properly affiliated to the CNCS, and if these transactions are mediated by Naturis with the agreement of the CONCESSIONERS, who are the owners of the area, and by the payment of the respective transfer fees.
All of the “Colina do Sol Naturist Center ” has an unique scenic project, therefore, the owners are not permitted to intervene with the land around the cottage, with exception of the floral area - 60 cm from the wall, neither any visual alterations in the appearance of the cottage without the expressed authorization of the Landscaping Committee. All the residential areas are planted with acacia or eucalyptus trees, and the cottages are built at a distance of about 25 meters.
All the cottages are built by authorized companies, not being permitted that the owner hire a non-authorized person for renovations or repair. Such renovations or repairs must be done by the owner himself or a firm properly authorized by the club.
CNCS sends out monthly billings for the Maintenance Fee, which includes the services for water supply, hydraulic system and reservoir maintenance, main and secondary street maintenance, garbage collection, security and landscaping. Besides this fee, the owner receives a billing for his electrical energy consumption, according to the reading of the meter of each cottage, and from his telephone bill, in case he has acquired an exclusive line from the Telephone Center of the CNCS.
All the Residential Areas of the “Colina do Sol Naturist Center” are situated in zones in which nudism is not obligated, therefore, relatives and friends - not yet naturists - are welcome, providing they do not pass the limits of obligated nudism areas while dressed. These, however, may only become members of the Club, and, eventually acquire a cottage, by also becoming naturists.
WHAT`S NECESSARY TO BECOME ANOTHER RESIDENT OF THE “COLINA”?
If you would like to change your life style and begin to live permanently in the “Colina”, there are various options to realize your dream. If you have a monthly income, a retirement pension or rental income, the “Colina do Sol” is a very economical option. You may find rental-cottages beginning with a rent of R$ 500,00 per month, plus the Maintenance Fee, electrical power consumption - about R$ 90,00 monthly, depending on the size of your cottage and electrical consumption. Besides these expenses, in case you are not a Patrimonial Member, who is redeemed - free of monthly fees, you pay a monthly Social Contribution, which today is R$ 75,00.
Acquiring a cottage, meaning: a Residential and a Habitation Concession, you do not have the expense of the monthly rent, instead, you may leave your cottage to rent out while travelling or when needing extra income.
Being a Patrimonial Member, besides being part-owner of the club, with the right to vote and being voted on for the Deliberative Council, you are free of the monthly payments, which is ideal for those who desire to live at the “Colina”.
The value of the Residential Concession has a price increase with every 10 concessions commercialized, as these resources are invested in the infrastructure of the area, the value of the whole enterprise increases. Thus, the price of the concession presently is R$ 24.000,00.
The models and prices of the cottages vary, in such a way that each is different from the other. The smallest, with 30 sq. meters, costs about R$ 30.000,00, and the largest, more than 150 sq. meters, costs about R$ 150.000,00. In average, the cottages of the “Colina” are 60 to 80 sq. meters, with varying cost between R$35 and R$60 thousand. The cottages are financed directly through the “Colina” Financing, from 3 up to 6 payments.
